Jack Manning
President and Chief Executive Officer
Mr. Manning is one of the two co-founders of Boston Capital Corporation, which was formed in 1974. From its beginning, the company's goal was to focus on providing equity investment capital for the development of apartment properties throughout the country. Under Mr. Manning's leadership as CEO for the past 35 years, Boston Capital has grown into the second largest owner/investor in apartment properties in United States. Through a number of affiliated partnerships, the company has created a portfolio comprised of approximately 2,724 properties with an original development cost in excess of $12 billion.
As CEO of Boston Capital, Mr. Manning continues to oversee the company's business development goals. Capitalizing on its core competencies of apartment investment underwriting, those business development goals include an expansion of investment capital for apartment investment as well as providing mortgage financing for a limited and exclusive number of property acquisitions.
Mr. Manning is a recognized leader in the housing and real estate industries, and has served on the boards of a number of national housing organizations and governmental commissions. In 1997, President Clinton appointed Mr. Manning to the President's Export Council, a board comprised primarily of Fortune 500 CEOs that advised the President on government policies and programs that affect U.S. trade performance. He was also a Presidential appointee to the President's Advisory Committee on the Arts. Mr. Manning serves on the boards of numerous organizations and charities including the Beth Israel Deaconess Medical Center, the Progressive Business Leaders Network, the American Ireland Fund and the John F. Kennedy Presidential Library Foundation, where he is Chairman of the Distinguished Visitors Program. Mr. Manning is also a member of the Board of Directors of Liberty Mutual Group, the parent company of Liberty Mutual Insurance Company. Mr. Manning also sits on the investment committee of Liberty Mutual Group.
Mr. Manning is a graduate of Boston College.
Jeffrey H. Goldstein
Executive Vice President and Chief Operating Officer
Director of Real Estate
Jeff Goldstein directs Boston Capital's comprehensive real estate services, which include all aspects of origination, underwriting, due diligence and acquisition. As COO, Mr. Goldstein is responsible for the financial and operational areas of Boston Capital Corporation and assists in the design and implementation of business development and strategic planning objectives. Prior to assuming the role of COO, Mr. Goldstein served as Director of Acquisitions and prior to that served as Director of Asset Management. He also served as the head of the Dispositions and Special Assets Groups. Utilizing his 17 years experience in the real estate syndication and development industry, Mr. Goldstein has been instrumental in the diversification and expansion of Boston Capital's businesses.
Prior to joining Boston Capital in 1990, Mr. Goldstein was Manager of Finance for A.J. Lane & Co., where he was responsible for placing debt on all new construction projects and debt structure for existing apartment properties. Prior to that, he served as manager for Homeowner Financial Services, a financial consulting firm for residential and commercial properties, and worked as an analyst responsible for budgeting and forecasting for the New York City Council Finance Division.
Mr. Goldstein holds a BA from the University of Colorado and an MBA from Northeastern University.
Kevin P. Costello
Executive Vice President
Director of Institutional Investing
Kevin Costello directs the functions of the Boston Capital Institutional Investment business. He has led this operational area since its inception in 1992, which encompasses investment activities for corporate institutional, private proprietary and state CRA funds. All investor services and communications to Boston Capital's corporate investors fall under his responsibility as well. Mr. Costello has over 25 years of experience in the real estate syndication and investment services industry including previous roles at Boston Capital managing the Affordable Housing Acquisition Team as well as being responsible for the structuring and distribution of conventional and tax credit private placements.
Prior to the introduction of the corporate tax credit business, Mr. Costello was responsible for broker dealer due diligence and investor services for the Boston Capital public tax credit funds. He currently serves on the Executive Committee at Boston Capital. Prior to joining Boston Capital in 1987, Mr. Costello held executive positions with real estate syndication and investment services firms.
Mr. Costello is a graduate of Stonehill College and received an MBA in Finance from the Rutgers Graduate School of Business Administration.
Nestor M. Nicholas, P.C.
General Counsel
Mr. Nicholas oversees general legal matters for Boston Capital. Before joining Boston Capital, Mr. Nicholas served as Co-Managing Partner at Nixon Peabody, where he directed and coordinated the various activities of the firm. Prior to the merger of Peabody & Brown and Nixon Hargrave Devans & Doyle LLP in 1999, he served as Managing Partner of Peabody & Brown. Before being elected Managing Partner, he served as a member of the firm’s Executive Committee and administrator of the Business Law Department. Mr. Nicholas had been a partner of Peabody & Brown since 1972, concentrating in tax law.
Prior to 1972, Mr. Nicholas was an attorney for the Treasury and the Justice Departments in Washington, D.C. He has a broad federal tax background and has worked extensively in the real estate and oil and gas tax shelter area in the preparation of memoranda and the structuring of transactions. His experience includes representing partnerships before the Internal Revenue Service during audit.
Mr. Nicholas has substantial experience in international business and tax matters, acting as principal legal advisor to a large, multinational pharmaceutical firm. He has been a business and tax advisor for numerous domestic businesses and has lectured nationally on tax topics.
Mr. Nicholas holds a B.A. from Brown University, an L.L.B from Cornell University Law School, L.L.B. and an L.L.M. from New York University.
Marc N. Teal
Senior Vice President
Chief Financial Officer
Marc Teal oversees the accounting, financial reporting, SEC reporting, budgeting, audit, tax and compliance for Boston Capital, its affiliated entities and all Boston Capital-sponsored programs. He is responsible for maintaining the banking and borrowing relationships of Boston Capital and treasury management of all working capital reserves. Mr. Teal previously served as Senior Vice President and Director of Accounting and prior to that served as Vice President of Partnership Accounting.
Mr. Teal has more than 18 years of finance and accounting experience. Prior to joining Boston Capital in 1990, Mr. Teal was a Senior Accountant for Cabot, Cabot & Forbes, a multifaceted real estate company, and prior to that was a Senior Accountant for Liberty Real Estate Corp.
He received a BS in Accountancy from Bentley College and a Masters in Finance from Suffolk University.
Robert C. Moss
Senior Vice President
Director of Origination, Affordable Housing
Mr. Moss has 22 years of affordable multifamily housing experience including syndication, preservation and development, debt financing, tax credit applications and property management.
Mr. Moss has originated over $1 billion in tax credit equity and debt. He is responsible for State Agency relationships and policy development, developer opportunities and applications, and directs the Origination Department effort nationally.
Mr. Moss serves on the boards for the New York State Association for Affordable Housing (NYSAFAH), the National Leased Housing Association (NLHA), the Florida Coalition of Affordable Housing Providers (CAHP), the National Housing & Rehabilitation Association (NH&RA), and Illinois Housing Council (IHC). He is the Chairman of the Housing Advisory Group (HAG) which is active in preserving the credit program in Congress and served as the Federal Legislative Subcommittee Chair for the Housing Credit Group of the National Association of Home Builders (NAHB). At NAHB, he is a member of the Multi-Family Steering Committee and the Multi-Family Leadership Council. In 2007, Mr. Moss was the recipient of NAHB's Daniel B. Grady Memorial Award in recognition of his commitment to the industry and most recently, stood before the House Ways and Means Committee on Tax Credit Modernization hearings. In addition, Mr. Moss serves on QAP advisory boards for over 20 state allocating agencies.
He holds a BA from New Hampshire University.
Mark W. Dunne

Managing Director, Boston Capital Real Estate Partners, LLC
Mr. Dunne oversees Boston Capital's market rate housing initiatives and is responsible for developing the group's investment strategy. Mr. Dunne and his team identify and partner with experienced developers and pursue direct and joint venture investment opportunities for the group's Private Equity Investing activities.
Prior to joining Boston Capital, in his capacity as President of River Partners, he served as Head of Portfolio Management and Dispositions with PaineWebber Properties and as Senior Vice President and Director of Asset Management for real estate equity investments for PaineWebber, Inc.
He holds an MS in Real Estate from the Massachusetts Institute of Technology and a A.B. from Syracuse University. He also holds the Counselor of Real Estate (CRE) designation, is a licensed real estate broker in the State of Massachusetts and serves on the Board of the National Multi Housing Council.
Brenda A. Champy, CFA
Senior Vice President
Director of Acquisitions, Affordable Housing
Ms. Champy is responsible for all acquisition activities of Section 42 properties as well as managing relationships with select corporate investors. Ms. Champy has worked in the real estate industry for 20 years, and has been with Boston Capital since 1997.
Her past real estate experience at Mellon Bank, Sanwa Bank and Shawmut Bank included originating and managing a diversified real estate loan portfolio, restructuring troubled loans and reviewing real estate investment opportunities for domestic and international investors. Ms. Champy earned a BS in Finance from the University of Massachusetts and received her Chartered Financial Analyst designation (CFA) in 1997.
Michael Callahan
Senior Vice President
Director of Asset Management

Mr. Callahan is responsible for overseeing the performance of Boston Capital’s LIHTC portfolio and reporting on the performance of the portfolio to investors.
Mr. Callahan joined Boston Capital in 1992. For the past 15 years, he has worked in the Asset Management Department monitoring the operations and compliance of Boston Capital’s portfolio. For the past seven years, he served as Assistant Director of Asset Management with responsibility for overseeing half of the portfolio’s operations and the ongoing development of the new Asset Management database.
Mr. Callahan received a BA in Mathematics from Providence College and an MBA with a concentration in finance from the Owen School of Management at Vanderbilt University in Nashville, TN.
Ted Trivers

Director of Underwriting, Boston Capital Real Estate Partners, LLC
Mr. Trivers is responsible for the underwriting and coordination of due diligence and serves on the Boston Capital Real Estate Partners Investment Committee. Mr. Trivers is the chairman of the Special Assets Committee and also serves as a member of the Affordable Housing Dispositions Committee.
From 1993 to 2006, Mr. Trivers served as the Director of Due Diligence and Underwriting, Affordable Housing and as a member of the Affordable Housing Equity Investment Committee. Mr. Trivers also served as Director of Acquisitions, Affordable Housing from 2002 to 2003.
Prior to joining Boston Capital, Mr. Trivers was Treasurer of New England Communities, Inc., a regional real estate acquisition, asset management and property management company located in MA.
Mr. Trivers received a BS in Business and an MBA from Babson College. He holds a construction license in MA.
Eileen P. O'Rourke, CPA
Senior Vice President
Director of Taxation and Housing Compliance

With over 20 years of experience in taxation and accounting, Ms. O'Rourke directs taxation and housing compliance which includes the issuance of approximately 100,000 investor K-1s annually. Ms. O'Rourke previously served as the Director of Asset Management for Boston Capital from 1997 to 2002.
Prior to joining Boston Capital in 1995, she was the Partnership Tax Controller at First Data Investor Services Group, Inc. where she directed the tax compliance of real estate public partnerships and the issuance of 200,000 investors' K-1s annually. Prior to that, she held positions as a Senior Tax Accountant with Culp, Elliott and Carpenter, P.C. and as a Senior Auditor with the Internal Revenue Service.
Ms. O'Rourke graduated from Russell Sage College and is a licensed Certified Public Accountant. She served as the 2004 Chair of the Housing Credit Certified Professional Board of Governors and is a member of the American Institute of Certified Public Accountants, Massachusetts and North Carolina Societies of Certified Public Accountants as well as New England Woman in Real Estate.
Katherine M. Alitz
Senior Vice President
Director of Dispositions and Special Assets
Ms. Alitz is responsible for the disposition of LIHTC assets as well as the management and repositioning of monitored assets within Boston Capital’s LIHTC portfolio. Prior to joining the Dispositions Department in 2000, Ms. Alitz served as Senior Asset Manager/Corporate Team Leader and co-manager of Boston Capital’s Corporate Portfolio of LIHTC assets.
Prior to joining Boston Capital in 1998, Ms. Alitz served as a Commercial Real Estate Specialist with Mintz, Levin, Cohn, Ferris, Glovsky and Popeo, P.C. She currently serves as the Vice President of the Board of Directors for the Council for Affordable and Rural Housing (CARH), a non-profit trade organization serving the affordable rural housing community.
Ms. Alitz received a MS in Real Estate Development from the Massachusetts Institute of Technology and a BA in Economics from the University of Massachusetts, Boston.
David S. Gasson
Vice President
Director of Corporate Communications
Mr. Gasson is responsible for all external communications on behalf of Boston Capital including community affairs, public affairs, state and federal legislative issues, housing policy and advertising. Mr. Gasson oversees all branding and imaging for Boston Capital. He joined Boston Capital in 1995. Mr. Gasson also serves as Executive Director of the Housing Advisory Group, a 501 c 6 organization established in 1995 to help educate state and federal officials on housing programs and policies. The Housing Advisory Group’s membership consists of developers, syndicators and other professionals from around the country involved in the affordable housing industry. Mr. Gasson is frequently quoted in trade and national publications and is regularly invited to speak at housing industry conferences around the country on housing and tax policies.
Before joining Boston Capital, Mr. Gasson served as Director of Congressional Communications for the Blue Cross and Blue Shield Association in Washington, D.C. after serving in several capacities in Washington with House Democratic Leader Richard Gephardt and Senate Majority Leader George Mitchell.
Mr. Gasson is a graduate of the University of Florida.
Thomas J. Allen
Vice President
Director of Underwriting, Affordable Housing
Mr. Allen has over 25 years of experience in commercial and real estate finance. Before serving as Director of Underwriting, Mr. Allen worked in the Corporate Investment Department where he provided investment oversight and acted as a liaison between the acquisitions, underwriting and due diligence functions and Boston Capital investors.
Prior to joining Boston Capital in 2004, Mr. Allen served in a variety of key capacities at Citicorp and DaimlerChrysler. His responsibilities included credit and asset management and the development of several new business investment ventures including energy, media and since 1996, affordable housing investing.
Mr. Allen is a graduate of Boston University and holds an MBA in Finance from Fordham University.
Thomas A. L. Pereira
Vice President
Director of Structured Finance
Mr. Pereira is the Fund Manager for the Boston Capital Affordable Housing Mortgage Fund. He is also responsible for portfolio structuring, deal pricing and arranging credit facilities for equity transactions.
Prior to joining Boston Capital in 2003, Mr. Pereira managed the underwriting group for two years at Deutsche Bank Berkshire Mortgage, one of the largest underwriters of Fannie Mae, Freddie Mac and mezzanine multifamily loans in the U.S. Previously, Mr. Pereira served as Vice President at MMA Financial (formerly Lend Lease) for four years where he structured and closed low-income multifamily tax credit investment partnerships. Mr. Pereira also worked at Berkshire Realty Co. for nine years in various roles which included structuring and managing its REIT’s credit facilities, arranging single asset financing and structuring work-outs.
Mr. Pereira received an MBA with a concentration in Public Non-Profit Management and a BS in Business from Boston University. He serves on the board of directors for the Real Estate Finance Association in Boston and is an instructor at Boston University.
William H. Fazzano
Vice President
Boston Capital Finance LLC
Mr. Fazzano leads the origination efforts for Boston Capital's Affordable Housing Mortgage Fund. His responsibilities include underwriting, closing and servicing multifamily mortgages on properties for which Boston Capital provided equity via the LIHTC program. From 1996 to 1999, Mr. Fazzano served as an originator and underwriter for Boston Capital Mortgage Company (BCMC). During that time, BCMC originated and closed approximately $750 million in commercial loans, consisting of multifamily, retail, office and industrial properties, which were successfully sold as part of three Wall Street CMBS securitizations.
Prior to joining Boston Capital in 1994, Mr. Fazzano was a commercial real estate lender at Citizens Bank between 1989 and 1994. From 1982 through 1989, he served as a commercial loan officer for Fleet National Bank.
Mr. Fazzano holds a BS and an MBA from the University of Denver.
A. Guy Hubschman
Vice President, Institutional Investing
Mr. Hubschman is involved in all institutional fundraising activity. He has more than 20 years experience in securities, real estate and mortgage financing, including nine years with Boston Capital’s Public Funds Unit.
Prior to joining Boston Capital in 1990, Mr. Hubschman was founder and president of Landmark Mortgage, Inc., an independent mortgage origination firm specializing in residential first mortgages and refinancing, and prior to that was an account executive at Dean Witter Reynolds.
Mr. Hubschman holds a BS in Finance from Northeastern University.
