Affordable Housing
General Partner Developer
Boston Capital's success is built upon the strength of the long-term, one-on-one relationships with its developer partners. Each of the nearly 100 affordable multifamily properties Boston Capital underwrites and acquires annually is based on an individual relationship between the developer and a senior member of the Real Estate division.
MoreInstitutional Corporate Investors
Boston Capital Corporate Tax Credit Funds are designed to provide Institutional Investors with federally mandated tax credits, which provide a dollar-for-dollar reduction in tax liability, and with tax savings through passive losses generated by investments in affordable housing.
MoreInvestment Objectives
Each unit investment in the partnerships is expected to generate tax credits for allocation to corporate investors over a 10-12 year period and tax losses that institutional investors may use to offset federal income tax liability; Preserve and protect the assets of the investment partnerships; Increase investor equity in the apartment complexes through amortization of mortgage indebtedness of the apartment complexes which could potentially lead to limited cash distributions upon sale or refinancing of the apartment complexes. The typical Fund size is approximately $150-200 million.
