Brenda A. Champy, CFA, Senior Vice President, Director of Acquisitions

Brenda A. Champy

Ms. Champy is responsible for all acquisition activities of Section 42 properties as well as managing relationships with select corporate investors. Ms. Champy has worked in the real estate industry for 20 years, and has been with Boston Capital since 1997. Her past real estate experience with Mellon Bank, Sanwa Bank and Shawmut Bank included originating and managing a diversified real estate loan portfolio, restructuring troubled loans and reviewing real estate investment opportunities for domestic and international investors. Ms. Champy earned a B.S. in Finance from the University of Massachusetts and received her Chartered Financial Analyst designation (CFA) in 1997.

Scott M. Arrighi, Vice President, Acquisitions

Scott M. Arrighi

Mr. Arrighi has more than 11 years of affordable multifamily housing experience including syndication, preservation and development, debt financing, tax credit applications and property management. Since joining Boston Capital, Mr. Arrighi has originated and closed over $500 million in tax credit equity and debt. Prior to joining Boston Capital in 1996, he served as an assistant vice president in the Real Estate Other Real Estate Owned group for a large commercial bank located in Boston, MA. Mr. Arrighi serves on the internal board for Boston Capital’s Mortgage Fund, is the Boston Capital liaison on the Georgia Affordable Housing Coalition (GAHC) and The Florida Coalition of Affordable Housing Providers (CAHP) and has served on the board of the New York State Association for Affordable Housing (NYSAFAH). Mr. Arrighi holds a BS from the University of Massachusetts Dartmouth.

Diego A. Benites, Vice President, Acquisitions

Diego A. Benites

With more than 12 years of real estate experience, Mr. Benites is responsible for the acquisition of Section 42 properties. Prior to joining Boston Capital, he served as Vice President of Development at Archstone-Smith, one of the largest publicly-traded REITs in the country. Mr. Benites was responsible for development opportunities in MA, CT and NY where he completed the planning and development of over $200 million in multifamily projects. Before his development responsibilities, he was a Manager of Corporate Finance where he closed over $1.3 billion in corporate finance transactions. Mr. Benites holds an Architect Diploma from the Universidad Nacional of La Plata, Argentina, a Masters in Architecture II from Syracuse University and an MBA from the Tuck School of Business Administration at Dartmouth.

Samuel F. Guagliano, Vice President, Acquisitions

Samuel F. Guagliano

Since joining Boston Capital in 1994, Mr. Guagliano has acquired in excess of 175 affordable housing properties throughout the United States, representing over $500 million in equity provided by Boston Capital. Mr. Guagliano previously served as Assistant Vice President in the Real Estate Group with Fleet Financial Group Company (Recoll Management Corporation) from 1990 to 1994. From 1988 to 1990, Mr. Guagliano completed the Management Trainee program and served as a Credit Analyst for First Fidelity Bank N.A., now Wells Fargo Bank. Mr. Guagliano holds a BS in Finance and Marketing from Syracuse University.

Joshua K. Gould, Assistant Vice President, Acquisitions

Joshua K. Gould

Mr. Gould is responsible for analyzing, structuring and closing equity investments in affordable housing communities. Since joining Boston Capital in May 2002, Mr. Gould has successfully closed more than 50 projects throughout the United States with a wide range of financing structures including low income housing tax credits, historic tax credits, tax-exempt bonds, government subsidized and conventional loans. These projects represent in excess of $175 million in equity provided by Boston Capital. Prior to joining Boston Capital, Mr. Gould worked for Beacon Residential Development, a low-income housing tax credit developer. He also served as an Assistant Project Engineer with Gilbane Building Company in Rhode Island and as an Architectural Intern with Butler Rogers Baskett, an architectural firm in New York. Mr. Gould holds a BA in Design of the Environment, a pre-architecture program, from the University of Pennsylvania and an MBA from Boston University Graduate School of Management.

Amy Coghlin, Assistant Vice President

Amy Coghlin

Ms. Coghlin is responsible for the acquisition and structuring of multifamily affordable housing investments and the purchase of low income tax credits for Boston Capital's corporate investors. Since joining Boston Capital in 2002, she successfully closed properties in over 10 states with a wide range of financing structures including tax-exempt bonds, government subsidized and conventional loans. During her tenure at Boston Capital, she closed equity investments in excess of $100 million. Ms. Coghlin previously worked for several well-known financial services firms in the Boston area including Fidelity Investments and Pioneer Mutual Funds. She graduated cum laude with a degree in Economics from the University of Massachusetts, Amherst and received an MBA from Boston University.

Jeannine Ranaghan, Assistant Vice President, Acquisitions

Jeannine Ranaghan

Ms. Ranaghan has worked at Boston Capital for nine years. She is responsible for the closing of a variety of tax credit investments including bond transactions, 9% LIHTC, and Rural Development transactions. During her tenure at Boston Capital, she has closed over 35 transactions with an aggregate equity value in excess of $100 million. Prior to her career at Boston Capital, she received a BS in Finance from Boston University and an MBA from Suffolk University.

Laura Surdel, Vice President, Acquisitions

Laura Surdel

Ms. Surdel began her career at Boston Capital as an Analyst in 2002, and has been involved in the closing of over $200 million in tax credit equity. Her experience includes partnering with Housing Authorities, non-profits, joint ventures and for-profit developers. Additionally, Ms. Surdel has closed transactions that utilize a variety of financing structures, including tax-exempt bonds, HOME funds, conventional loans, USDA guaranteed loans and mixed-finance transactions. Prior to joining Boston Capital, Ms. Surdel was employed at a municipal bond trading firm. Ms. Surdel earned a BA in Economics and Math from Bowdoin College and an MBA from Babson College.

Robert C. Moss, Senior Vice President, Director of Origination

Robert C. Moss

Mr. Moss has 22 years of affordable multifamily housing experience including syndication, preservation and development, debt financing, tax credit applications and property management. Prior to joining Boston Capital in 1993, he served as vice president for a private management and development firm in Portland, Maine that developed HUD, RHS, Section 42 and market rate housing. At Boston Capital, Mr. Moss has originated over $1 billion in tax credit equity and debt. He is responsible for State Agency relationships and policy development, developer opportunities and applications, and directs the Origination Department effort nationally. Mr. Moss serves on the boards for the New York State Association for Affordable Housing (NYSAFAH), the National Leased Housing Association (NLHA), the Florida Coalition of Affordable Housing Providers (CAHP), the National Housing & Rehabilitation Association (NH&RA), and Illinois Housing Council (IHC). He is the Chairman of the Housing Advisory Group (HAG) which is active in preserving the credit program in Congress and served as the Federal Legislative Subcommittee Chair for the Housing Credit Group of the National Association of Home Builders (NAHB). At NAHB, he is a member of the Multi-Family Steering Committee and the Multi-Family Leadership Council. In 2007, Mr. Moss was the recipient of NAHB's Daniel B. Grady Memorial Award in recognition of his commitment to the industry and most recently, stood before the House Ways and Means Committee on Tax Credit Modernization hearings. In addition, Mr. Moss serves on QAP advisory boards for over 20 state allocating agencies. He holds a BA from New Hampshire University.

Corine G. Sheridan, Vice President, Director of LIHTC Business Development

Corine G. Sheridan

Corine Sheridan has 25 years of affordable multifamily housing experience including transaction structuring, originations and underwriting of Section 42, tax exempt bond, HUD, and market rate housing. For Boston Capital, Ms. Sheridan and her team are responsible for the sourcing and analyzing of LIHTC equity transactions nationwide. In addition, she works closely with State Housing Finance Agency personnel in developing Qualified Allocation Plans, and is a frequent speaker at housing industry events. Prior to joining Boston Capital in early 2003, she served as Director of Business Development for The Reznick Group, one of the nation’s largest real estate and affordable housing accounting firms. Previously, Ms. Sheridan was a Senior Vice President with Dynex Capital, a nationwide affordable housing lender, responsible for originating and underwriting construction and permanent debt for LIHTC, tax exempt bond and market rate apartment housing. Ms. Sheridan is a member of the National Housing & Rehabilitation Association (NH&RA), the Urban Land Institute, National Association of Home Builders, and serves on the Board of the Maryland Affordable Housing Coalition. She attended the University of Maryland and is a member of the Phi Theta Kappa Honor Society.

Tom Dixon, Vice President, Origination

Tom Dixon

Based in Boston Capital’s Los Angeles office, Mr. Dixon is responsible for establishing new developer relationships, assisting developers with feasibility and financial structuring using the Low Income Housing Tax Credit (LIHTC) and analyzing all real estate and Section 42 properties in California, Arizona, New Mexico and Texas. During his 13-year tenure at Boston Capital, Mr. Dixon has originated and closed approximately $750 million in tax credit transactions in 15 states. He served on the boards of the New York State Association for Affordable Housing and the Texas Affiliation of Affordable Housing Providers. Mr. Dixon has also represented Boston Capital on numerous other national committees and various state associations including the National Association of Home Builders Housing Credit Group. Mr. Dixon holds a B.A. in Political Science and History from The George Washington University.

Benjamin Jarvis, Assistant Vice President, Origination

Benjamin Jarvis

Mr. Jarvis originates and formulates relationships with new developers to assist with identifying development opportunities. He is responsible for the national marketing of Boston Capital's affordable multifamily housing equity and debt products as well as analyzing investment proposals to help determine financial feasibility. Mr. Jarvis is a voting member of the board of the New York State Association for Affordable Housing (NYSAFAH). Mr. Jarvis holds a BA from Salve Regina University and a Real Estate Finance Association Certificate in Real Estate Finance from Boston University.

Kevin P. Costello, Executive Vice President, Director of Institutional Investing

Kevin P. Costello

Mr. Costello directs the functions of the Boston Capital Institutional Investment business. He has led this operational area since its inception in 1992, which encompasses investment activities for corporate institutional, private proprietary and state CRA funds. All investor services and communications to Boston Capital's corporate investors fall under his responsibility as well. Mr. Costello has over 25 years of experience in the real estate syndication and investment services industry including previous roles at Boston Capital managing the Affordable Housing Acquisition Team as well as being responsible for the structuring and distribution of conventional and tax credit private placements. Prior to the introduction of the corporate tax credit business, Mr. Costello was responsible for broker dealer due diligence and investor services for the Boston Capital public tax credit funds. He currently serves on the Executive Committee at Boston Capital. Prior to joining Boston Capital in 1987, Mr. Costello held executive positions with real estate syndication and investment services firms. Mr. Costello is a graduate of Stonehill College and received an MBA in Finance from the Rutgers Graduate School of Business Administration.

A. Guy Hubschman, Vice President, Institutional Investing

A. Guy Hubschman

Mr. Hubschman is involved in all institutional fundraising activity. He has more than twenty years experience in securities, real estate and mortgage financing, including nine years with Boston Capital’s Public Funds Unit. Prior to joining Boston Capital in 1990, Mr. Hubschman was founder and president of Landmark Mortgage, Inc., an independent mortgage origination firm specializing in residential first mortgages and refinancing, and prior to that was an account executive at Dean Witter Reynolds. Mr. Hubschman holds a BS in Finance from Northeastern University.
