Michael Callahan, Senior Vice President Director of Asset Management

Michael Callahan

Mr. Callahan oversees the performance of Boston Capital's LIHTC portfolio and reports on the performance of the portfolio to investors. Mr. Callahan joined Boston Capital in 1992. For the past 18 years, he has worked in the Asset Management Department monitoring the operations and compliance of Boston Capital's portfolio. For the seven years prior to becoming the department director, he served as Assistant Director of Asset Management where he was responsible for overseeing half of the portfolio's operations and the ongoing development of the new asset management database. He holds an MBA with a concentration in Finance from the Owen School of Management at Vanderbilt University in Nashville, TN and a BA in Mathematics from Providence College.

Su-Ann Jaffe, Assistant Vice President

Su-Ann Jaffe

Since joining Boston Capital in 2004, Ms. Jaffe has managed all aspects of a large and varied portfolio of partnerships, including construction and lease-up, compliance period operations and disposition. In this position, she has worked closely with general partners and management companies to achieve stable operations as well as workouts, restructuring partnerships, resolving compliance issues and complex refinancing. Ms. Jaffe's experience includes nearly 30 years in property and asset management for national developer/owners, nonprofit CDCs, MassHousing, Boston Housing Authority and HUD. She is experienced in conventional, subsidized and LIHTC residential properties. In 1999, Ms. Jaffe led a Connecticut team to a national award for “Outstanding Turnaround of a Troubled Property.” Ms. Jaffe holds a BA from The Western College in Oxford, OH. She continues her education in real estate through courses at Harvard University extension, Boston University and Northeastern University. She holds both C4P and HCCP LIHTC designations.

Paul J. Bernardin, Assistant Director of Asset Management

Paul J. Bernardin

Mr. Bernardin has more than 20 years of experience in real estate asset management, finance and underwriting. Prior to rejoining Boston Capital in 2009, he served as a Vice President at JPI where he was responsible for all regional asset management activity. He was also a member of the regional senior management team. While at JPI, Mr. Bernardin negotiated and closed all regional construction, acquisition and land debt and equity financings, funding the construction or acquisition of 6,060 residential units. He also underwrote more than $1 billion in acquisition and development production and negotiated and closed sale transactions valued at more than $600 million. Prior to his work at JPI, Mr. Bernardin was an Assistant Vice President in the Asset Management group at Boston Capital where he was responsible for a portfolio of 150 LIHTC properties. He holds a BS in Finance from Boston College.

Michael S. Dengler, Assistant Director of Asset Management

Michael S. Dengler

Mr. Dengler joined Boston Capital in 2007, bringing with him 20 years of experience in property and asset management. Prior to joining Boston Capital, he worked for Related Capital Company, CharterMac and Centerline Capital Group in the asset management and special servicing departments. Over the past 10 years, his responsibilities included special assets, dispositions and maintaining a portfolio of conventional, subsidized and LIHTC residential properties. Mr. Dengler holds a BA from the University of Connecticut concentrating in Economics and Real Estate. He also holds the Certified Property Manager (CPM) designation from the Institute of Real Estate Management and the Housing Credit Certified Professional (HCCP) designation from the National Association of Home Builders.
