Through a series of Private Equity Investment Funds and the Boston Capital REIT, Boston Capital Real Estate (BCRE) Partners, LLC provides equity for the development of new market rate apartment communities and engages in the direct and joint venture acquisition of existing market rate multifamily residential properties.

The firm's market rate investments are located in various regions throughout the United States. New developments target geographic markets where the firm believes the current and future rates of property absorption exceed the current market supply of multifamily housing. The firm's acquisition activities are national in scope and focus on providing investors with a desired dividend yield by acquiring an existing set of cash flows. In some cases, BCRE will acquire existing properties that it believes, with the appropriate amount of capital improvements and effective management, will generate operating performances that exceed their current levels.

      • Property Types: Garden, Infill, Mid-Rise, and High-Rise properties with 150-500 units per property located across national markets. Portfolio acquisitions are desirable.
  • Investment Structure: Joint venture and wholly-owned investment structures.
  • Horizon: 3-10 years with annual dividend and pre-tax IRR targets.

New Development

  • Horizon: 3-5 years with pre-tax IRR requirements.
